Bishops’ Bay Cottage is a modern two storey house set in its own grounds in the area of North Ballachulish near Onich. It operates as a self-catering holiday cottage, sleeping a maximum 4 people in 2 bedrooms. As our kitchen, lounge and balcony are on the 1st floor, regrettably we are unable to accommodate guests who cannot manage stairs.
Fire/smoke sensors on both floors are connected with a loud alarm and flashing light if activated.
There is emergency lighting in the lounge, above the stairs and in the ground floor passageway.
Flooring in all areas is Karndean except the stairs which are carpeted.
The stairs have a handrail and safety glass from top to bottom. A hallway shelf on entry has a table lamp on top and two fire extinguishers mounted to the wall beside it with a window above. All windows throughout the property are modern wood surround double glazed units with a shallow opening safety lock and have the ability when the lock is depressed to completely rotate end over end.
The nearest bus stop is a 10 minute walk on the A82 and buses run 2 or 3 times daily between Fort William (15 miles north of the cottage) and Kinlochleven/Ballachulish or Glasgow The nearest train station is also at Fort William. There are usually taxis at the station, however it is advisable to book taxis in advance; we have telephone numbers for taxis if one is required.
Arrival & Car Parking Facilities. Bishop’s Bay Cottage is just off the B863 North Ballachulish to Kinlochleven road and is approached by a steep graveled driveway. There is a parking space for 2 vehicles to the front and side of the house.

The main entrance has an inclined ramp to the side as well as 3 wide front steps. Both the front door and the inner porch door are (80cm) wide. The inner porch has a utility cupboard housing the water tank. A coat hanging rail and shelf with a boot rack below is on the wall opposite. Entry is through an opaqued glass on top half door, with level access to the Hallway. Both bedrooms and a separate bathroom lead off the hall as well as a locked house-keepers cupboard. A large permanent storage box housing cushions for the outdoor furniture has a hard top for seating or storing items on the wall opposite the staircase.
The carpeted staircase is 90cm wide and in total, consists of 16 steps, with a right angle turn to the top 3 steps.
There is a utility room with lockable door immediately left at the top of the stairs which houses a washing machine, tumble dryer and has a toilet (seat 43cm high) and wash hand basin.
Upstairs Living Area
The open plan lounge, dining and kitchen area with a wood burning stove and sliding glass doors to the patio/balcony area. This is surrounded on three sides with safety glass and is supported by steel posts.
There is a day-bed next to the dining table with windows overlooking the garden.
Two fire extinguishers are mounted between the day-bed and the sliding patio door to the balcony.
A fire blanket is mounted in the kitchen area.
Downstairs Bedroom Area
Doors to the bedroom and bathroom are (70cm) wide
Bedroom 1 – Ensuite King-size Room
King-size 1.5m wide; height to top of mattress is 60cm with space each side of bed.
A fitted wardrobe is opposite the bed with hangers on a rail and 3 shelves and has two sliding mirrored doors.
A glass dressing table with lamp and Sonos speaker with chair stored under. 2 bedside tables with lamps is at the foot of the bed. One small chaise style seat.
The ensuite bathroom with toilet, wash basin and shower over bath, with entry from the bedroom or from the hallway, with no steps on entry and has a doorway 5ft 2 in (1.58m) high and 2ft 1in (64cm) wide. The bath is step up into with a glass half section covering the shower head and tap end. A heated towel rail and wall mounted towel ring beside wash basin across from bath.
Toilet 1ft 4in (40 cm) high, basin 2ft 8in (80cm) high.
Bedroom 2 – Ensuite shower room
This bedroom has two single beds 2.5 feet (80cms wide) height to top of mattress is 2.1 feet (65cm). Two bedside tables with lamps. One small chaise style seat opposite bed.
The beds can be joined to make a super-king 5’3” (160cms wide).
A fitted wardrobe with hangers on a rail and 3 shelves and has two sliding mirrored doors.
Ensuite bathroom with toilet, shower and wash basin door width (70cm).
Toilet 43cm high, basin (80cm) high. Shower with mains shower (step into shower 18mm high). Full glass shower enclosure with hinged glass door and drying tray. Heated towel rail beside.
Sheets, duvet covers and pillow-cases are 100% cotton. Non-feather duvets and pillows are provided as standard. Duvets contain microfibre.
Towels throughout are 100% cotton and all laundry is serviced by a professional laundry in Fort William.
Grounds and Gardens
Outdoor seating on gravel and a large garden (mown path, wild areas with bushes and trees) which has sloped or stepped access from the front door, leading to a level, gravelled driveway on two sides with a covered wood store against the wall. A path leads downhill away from the cottage to the shore of Loch Leven. A small burn (stream) is to the rear of the cottage and feeds to Loch Leven.
Dustbins for general waste & recycling are positioned at the top of the drive.
The Guest Information folder is stored in a kitchen cupboard above the microwave, other relevant information and guide-books are displayed in the living area.
